I Understand Why Forest City Condos Are Often Vacant After a Night’s Stay

In southern Malaysia, the luxury development of Forest City was built by China’s largest developer, Country Garden, at a staggering cost of $100 billion. Spread over four square miles, the estate boasts towering apartment buildings and a white-sand beach overlooking the Johor Strait, with views of industrial plants in Singapore.

During my visit to Forest City in March 2022, eight years into its development, I was struck by how deserted it appeared. The windows of hundreds of apartments were dark and there were few people on the roads or at the beach. Despite plans to have 700,000 residents in the next six years, only 9,000 people currently reside in the estate.

Intrigued by staying overnight in one of the vacant apartments, I booked a homestay at a condominium unit for 70 Singapore dollars ($52) through a property manager. Similar units are available on Airbnb for as little as $38 a night. The owner of the unit based in China declined to comment on the story due to privacy concerns. Despite multiple requests for information from Business Insider regarding the status of Forest City, Country Garden did not respond.

The future development and appeal to potential residents remain uncertain about this estate that is still largely unpopulated despite grand plans.
